Marketing Manager - Owner Acquisition

We're targeting strategic, data-driven growth in our next phase. To grow our homeowner base, we're heavily investing in strategic marketing initiatives designed to boost owner acquisition.

This role is crucial to our mission. Beyond its core duties, the role will also encompass additional marketing functions. These include generating guest demand, website enhancement support, managing  our social media presence, and boosting overall brand awareness.

Position Summary: 

We are seeking a proactive, results-oriented Marketing Manager to spearhead all owner acquisition marketing initiatives. This revenue-aligned position encompasses leadership in marketing, generating qualified homeowner leads, and supporting our sales team with structured, effective measurable campaigns.

As a Marketing Manager, you will be tasked with designing and executing strategic campaigns across both digital and traditional channels, aimed at attracting high-quality property owners. Collaborating closely with sales and operations leadership, you will ensure effective targeting of the right properties in optimal locations. Your role also includes ensuring seamless transitions, robust follow-up systems, and measurable Return on Investment (ROI).

Additionally, you will steer the marketing budget associated with acquisition efforts and will be held accountable for performance metrics.

Key Responsibilities

Owner Acquisition Strategy

  • Develop and execute a comprehensive owner acquisition marketing plan

  • Identify ideal homeowner profiles and stratify markets accordingly

  • Construct targeted campaigns aimed at second homeowners, investors, and underperforming Short-Term Rental (STR) operators

  • Monitor metrics such as cost per lead and cost per acquisition

Campaign Development & Execution

  • Craft compelling, persuasive marketing materials that effectively communicate our message

  • Design and execute print campaigns, mailers, and additional collateral

  • Supervise the creation of landing pages, lead magnets, and paid digital campaigns

  • Guarantee consistent messaging across all communication channels

  • Uphold top-tier design and brand standards

  • Showcase proficiency in graphic design to create visually appealing and memorable promotional content

CRM & Data Discipline

  • Utilize CRM data for segmenting, tracking, and enhancing campaigns

  • Minimize duplicate outreach and refrain from marketing to existing owners

  • Establish automated workflows to facilitate lead nurturing

  • Evaluate performance metrics and modify strategies as needed to ensure optimal results

Budget Ownership

  • Formulate and oversee the acquisition marketing budget

  • Distribute expenditure across various channels based on Return on Investment (ROI)

  • Provide leadership with a comprehensive analysis of quarterly performance and expenditure

Cross Functional Alignment

  • Collaborate effectively with sales leadership and Brokers in regulated states to ensure compliance related to marketing requirements 

  • Ensure marketing-qualified leads fulfill defined criteria

  • Solicit feedback from sales executives and local leadership to refine messaging and target audience

  • Engage in constructive collaboration with executive leadership to plan for future growth

  • Contribute innovative ideas and experiment with new approaches and strategies

  • Stay informed about the latest trends in vacation rental and hospitality marketing

Qualifications

  • Minimum 2 years of experience in B2C lifecycle and engagement marketing strategy, with a focus on executing campaigns. Previous experience in B2B and B2B2C will be considered favorably

  • At least 2 years of experience in CRM, digital marketing, and ecommerce, with comprehensive knowledge of creating multi-channel campaigns across digital and traditional mediums

  • Proficiency in the hospitality, vacation rental, real estate, or property management sector is highly desirable

  • Proven experience of managing both print and digital acquisition campaigns

  • Superior writing skills with the ability to communicate persuasively

  • Highly attentive to detail, self-motivated, and proactive

  • Familiarity with CRM systems and marketing automation

  • Agility in analyzing data and adjusting campaigns based on the results

  • Expertise in graphic design, with the ability to incorporate design elements that enhance brand representation across various media platforms

  • Experience in budget management

  • A Bachelor's Degree in Marketing is highly preferred, though we acknowledge that talent can come from diverse backgrounds

COMPENSATION & BENEFITS

Annual Salary

$90,000 - $100,000
