We are seeking a professional and highly capable Community Association Manager (CAM) to oversee the daily operations, financial stewardship, vendor coordination, and board support for a portfolio of community associations. The CAM serves as the primary liaison between homeowners, Boards of Directors, vendors, and management. CAM portfolios include 7-8 mix of COAs and/or POAs ranging from 4 to 218 units.
An active CMCA certification is required.
Board & Governance Support:
Serve as the primary contact for assigned Boards of Directors.
Prepare board packets, agendas, meeting minutes, and management reports.
Attend evening board meetings and annual meetings as needed. Mostly virtual on the rare occasion, in-person.
Provide guidance on governing documents and compliance with Texas Property Code.
Implement board decisions accurately and promptly.
Community Operations:
Conduct routine site inspections and document findings.
Coordinate maintenance requests, project management, and vendor performance.
Solicit proposals and assist with bid comparisons.
Process and track ARC/ACC submissions.
Enforce CC&Rs and community rules consistently and professionally.
Financial Oversight:
Review monthly financials and explain variances to the Board.
Assist in preparing annual budgets and distributing required notices.
Monitor delinquencies and follow the Association's collection policy.
Approve invoices and ensure expenses align with the adopted budget.
Work with accounting staff to ensure accurate financial documentation.
Homeowner Relations:
Respond promptly to phone calls and emails.
Assist homeowners with account, policy, ARC, and general questions.
Maintain strong, positive relationships with residents and vendors.
Compliance & Documentation:
Maintain accurate records for each association in company systems.
Track insurance requirements, vendor contracts, and renewals.
Assist with insurance claims and maintain documentation.
Required:
Active CMCA certification (required).
2+ years HOA/POA management or property management experience.
Knowledge of Texas Property Code with regards to Association management.
Knowledge of governing documents, maintenance operations, and HOA budgeting.
Excellent written and verbal communication skills.
Strong organizational, time-management, and prioritization skills.
Proficient in Microsoft Office and management software.
Systems include CINC CRM and accounting; CINC Webaxis homeowner's portal
Preferred:
Four-Year Degree
AMS and PCAM Certifications
Experience leading less experienced Community Managers
Annual Salary: $55,000 - $85,000
