Dwell Vacations is seeking an experienced General Manager to lead operations at our Hilton Head Island market. This role is ideal for a strategic, hands-on leader who builds efficient systems, drives team performance, and ensures strong execution across all areas of property management. You will oversee daily operations, maintain high standards for property care and guest experience, and build strong relationships with property owners.
The ideal candidate is methodical and data-driven, with a proven ability to create scalable processes that support growth. You will work closely with maintenance, guest services, owner relations, and revenue management to improve performance, drive consistency, and elevate overall operations.
Operations & Execution
Oversee day-to-day operations across property management, guest services, maintenance, and inspections
Ensure properties are guest-ready, well-maintained, and operating efficiently
Drive consistency through SOPs, systems, and accountability
Monitor and improve response times, issue resolution, and service quality
Team Leadership
Lead and manage Assistant General Managers, Porperty Mangers and support staff
Set clear expectations, KPIs, and accountability across all roles
Coach, develop, and mentor team members while addressing performance issues quickly
Build a culture of ownership, urgency, and professionalism
Owner Relations
Ensure strong, proactive communication with property owners
Step in on escalated owner issues and protect relationships
Drive owner retention and satisfaction through transparency and performance
Partner with Owner Success and Revenue teams to deliver results
Financial Performance
Own market-level P&L performance
Manage expenses, labor efficiency, and vendor costs
Work closely with revenue management to maximize occupancy and ADR
Identify opportunities to improve profitability and scale operations
Growth & Scalability
Help onboard new properties and integrate them smoothly into operations
Build processes that scale beyond current size (not just patch problems)
Support business development efforts and market expansion
5+ years of leadership experience in property management, hospitality, or operations
Proven ability to manage teams and hold people accountable
Strong operational mindset with attention to detail
Experience managing budgets and driving financial performance
Ability to handle high-pressure situations and make quick decisions
Strong communication skills with both team members and property owners
$100,000 - $150,000
10 - 20% of annual salary
