Position Summary

Dwell Vacations is seeking a Director of HR to lead and scale our people operations across a growing, multi-market portfolio. This role is responsible for bringing structure, consistency, and operational clarity to the HR function while ensuring compliance, supporting managers, and building systems that enable the business to grow with confidence.

As a key partner to leadership, you will work closely with department heads and our PEO to strengthen processes across the full employee lifecycle. From recruiting and onboarding to performance management and compliance, you will create reliable frameworks that support operations across 2,000+ properties and 4+ markets while keeping day-to-day HR functions running smoothly.

This is a hands-on leadership role ideal for someone who thrives in structured environments, approaches challenges methodically, and takes pride in building systems that work. You will play a critical role in creating alignment, improving communication, and ensuring teams are supported with clear, consistent processes as the organization continues to scale.

Key Responsibilities

HR Operations & Compliance

  • Oversee day-to-day HR functions including onboarding, employee records, benefits coordination, and compliance

  • Partner with our PEO (FrankCrum) to manage payroll, benefits, and HR administration

  • Ensure compliance with all federal, state, and local employment laws across multiple markets

  • Maintain and enforce company policies, handbook, and HR best practices

Recruiting & Onboarding

  • Own and improve the hiring process across all roles (operations, guest services, maintenance, etc.)

  • Work with hiring managers to identify needs and fill roles quickly with quality candidates

  • Build a consistent onboarding process to ensure new hires are set up for success from day one

  • Support workforce planning as we expand into new markets

Employee Relations & Performance Management

  • Serve as the point person for employee relations issues, conflict resolution, and investigations

  • Coach managers on performance management, documentation, and accountability

  • Help implement and manage performance review processes and feedback loops

  • Ensure consistency and fairness across all employee actions

Culture & Organizational Development

  • Help build a strong, performance-driven culture across all markets

  • Support leadership in driving accountability, communication, and team alignment

  • Develop training programs and resources for managers and employees

  • Assist in organizational structure planning as the company scales

Systems & Process Improvement

  • Build and standardize HR processes that can scale across 4+ markets and 2,000+ properties

  • Improve efficiency through systems, tools, and automation where possible

  • Track and report on key HR metrics (turnover, time to hire, employee performance, etc.)

  • Continuously identify gaps and implement solutions

Required Qualifications

  • 7+ years of HR experience, with at least 3+ years in a leadership role

  • Proven ability to build HR processes in a growing organization

  • Strong communication and problem-solving skills

Preferred Qualifications

  • Experience in hospitality, vacation rental, or multi-location operations

  • Experience working with a PEO such as FrankCrum or similar

  • Familiarity with scaling teams across multiple markets

Compensation, Benefits & Schedule

Annual Salary$75,000 - $100,000 based on experience

Target Bonus: 10% of base salary

Bonus Criteria (3 Buckets Only):

  • Hiring & Staffing (40%) – Are roles getting filled quickly with solid people, and are they sticking past 90 days?

  • Retention & Team Stability (30%) – Are we keeping people, especially in key roles, and avoiding constant churn?

  • Execution & Scalability (30%) – Is HR running smoothly (onboarding, compliance, support) and able to support new markets without issues?
