Southern Sands Property Management Group is seeking a highly driven, results-oriented Fractional Business Development & Owner Acquisition Specialist to accelerate portfolio growth through outbound sales and strategic lead generation.
This role is focused on full-cycle business development—from building targeted owner lists and sourcing contact data to executing outbound outreach and closing new management agreements.
You will be responsible for identifying property owners, engaging them through modern outbound strategies, and converting opportunities into signed clients.
Outbound Business Development (Primary Focus)
Execute consistent outbound efforts to generate new owner opportunities
Conduct 50–75 cold calls per day to prospective property owners
Run cold email campaigns (50–75 per day) with structured follow-up sequences
Utilize SMS and other outreach channels as needed
Build and manage a pipeline from first touch through signed agreement
Full Sales Cycle Ownership
Lead prospects through the entire sales process:
Initial outreach
Qualification
Discovery calls
Presentation of services
Objection handling
Closing
Conduct discovery calls to understand owner goals and property performance
Present Southern Sands’ value proposition clearly and effectively
Manage follow-up cadence and nurture leads until conversion
Lead Generation, Data List Building & Skip Tracing
Build targeted lists of short-term rental properties from:
Airbnb
VRBO
Scrape and compile owner data including:
Names
Phone numbers
Email addresses
Perform skip tracing to locate accurate contact information
Validate and maintain clean, organized lead databases
Continuously refine targeting and improve data accuracy
Inventory Growth Strategy
Identify high-value properties aligned with growth goals
Support execution of owner acquisition and inventory expansion strategies
Provide feedback on market trends and outreach performance
Continuously optimize approach to improve conversion rates
CRM & Outreach Systems
Manage pipeline and activity within CRM
Track outreach metrics and conversion performance
Help refine scripts, messaging, and outreach strategies
Consistent outbound activity hitting daily targets
Strong pipeline of qualified owner opportunities
High-quality, accurate lead data
Effective follow-up and nurturing leading to conversions
Signed management agreements contributing to portfolio growth
Minimum 1+ year experience in business development, sales, or outbound prospecting
Proven experience with:
Cold calling
Cold email outreach
Pipeline management
Familiarity with lead generation, data scraping, and skip tracing
Strong communication, objection handling, and closing skills
Highly self-motivated and results-driven
Ability to manage full sales cycle independently in a remote environment
Experience in short-term rental, real estate, or property management
Familiarity with Airbnb, VRBO, or similar platforms
Experience using CRM systems and outbound tools
Understanding of STR economics and owner ROI
$2K base per month and then 1.5% commission on all homes signed
