The Revenue Analyst is responsible for driving pricing strategy and revenue performance across an assigned portfolio of markets. In this role, you own the day-to-day decisions that directly impact property earnings, including rate setting, stay restrictions, and tactical adjustments based on demand patterns, seasonality, and local events.
As a key partner to local leadership teams, you translate market data into clear, actionable insights. You help stakeholders understand not just what changes are being made, but why they matter, ensuring alignment between pricing strategy and on-the-ground operations. This role blends analytical thinking with real-time decision-making, requiring a strong grasp of market dynamics and the ability to optimize performance through both strategic planning and daily execution.
You will serve as the in-house expert for your markets, continuously evaluating performance, identifying opportunities, and refining strategies to maximize revenue and deliver stronger outcomes for property owners.
Own pricing and rule configuration for every property in your assigned markets: base rates, minimum stays, orphan nights, gap fills, last-minute discounts, seasonality, and event pricing. Partner with local leadership to build a unique strategy for each property.
Run daily performance reviews and a weekly audit rotation across upcoming bookings, restrictions, minimum stay conflicts, outlier settings, segments and tags, and high-booking-frequency properties that may warrant rate increases.
Build weekly pacing reports and booking-window-based adjustments across peak, shoulder, and low seasons. Compare performance to last year and to the market, and adjust strategy when we are off pace.
Build 30/60/90 pacing and forecasting for your markets to give Operations, Sales, and Leadership a clear read on where we are heading.
Run end-of-month post-mortems and settings reviews. Identify trends likely to continue, adjust configurations, and check that special event pricing and minimum stays are dialed in for the most constrained booking windows.
Own monthly market reporting: KPI performance, booking window and LOS trends, prime booking periods, competitive comps (Key Data, Wheelhouse), and audit results.
Be the in-house market expert. Know your market better than anyone else in the company, help local teams understand the rates on every property, and translate what is happening in the market into a clear story they can act on.
Triage incoming tickets and perform unit-level performance reviews across your assigned portfolio. Identify underperforming properties, diagnose root causes (pricing misalignment, restriction conflicts, channel issues), and work with local teams to resolve them quickly.
3+ years of experience in revenue management, pricing, or revenue analytics in vacation rentals, hotel, or hospitality industry.
Deep familiarity with ADR and the full set of pricing levers that drive it in the short-term rental industry: base rates, minimum stays, orphan nights, gap fills, last-minute discounts, length-of-stay discounts, seasonality, and event pricing.
Familiarity with the major vacation rental pricing engines. Wheelhouse, PriceLabs, or Beyond experience is a strong plus.
Strong Excel and Google Sheets skills: pivot tables, lookups, and clean model structure. Comfortable working in data without needing a warehouse team to prep it for you.
Comfortable with BI tools (Looker, Tableau, or similar) and working with data from Guesty, and Key Data.
Fluency in core revenue metrics: ADR, occupancy, RevPAU, pacing, booking lead time, LOS, and channel contribution.
Strong communicator. You can walk a General Manager through a pacing read or a pricing decision without jargon.
Bias to action. You spot issues in the data and go fix them instead of flagging and waiting.
Comfortable in ambiguity. VueStay is in build mode ahead of a May 1 launch. Priorities shift, and that is part of the job.
Nice to have: forecasting fundamentals (seasonality, trend decomposition), light SQL, or experience with automation tools like Google Apps Script.
