We're hiring a Listing Acquisition Specialist to lead our seller-side growth strategy. This role exists for one reason: to secure more listings before our competitors do.
You'll own the full acquisition pipeline — from first contact to signed listing agreement — targeting Asheville-area short-term rental property owners who are ready (or nearly ready) to sell. You'll work closely with our top negotiator and the CEO, supported by a marketing coordinator who handles execution while you focus on relationships and conversions.
This role reports to the Director of Sales and is deeply integrated with the existing agent team. You are the front line of our listing growth strategy.
Proactively identify and contact short-term rental property owners in the Asheville market through outbound campaigns, cold outreach, and warm referral strategies
Build and maintain a proprietary seller lead database of STR owners across the WNC region
Manage and execute mass outreach campaigns (email, text, direct mail) targeting Airbnb hosts and STR investors with conversion-ready messaging
Conduct property visits and initial seller consultations to qualify leads and establish trust
Coordinate listing preparation logistics — staging timelines, photography scheduling, MLS data entry, and compliance documentation
Manage listing contracts and administrative paperwork through to execution, maintaining clean records in company CRM and project management tools
Collaborate with marketing coordinator on campaign strategy, messaging, and lead follow-up sequences
Identify trends in seller motivation, pricing signals, and market timing to inform outreach strategy
Provide weekly pipeline reports to leadership, tracking contacts made, appointments set, and listings secured
Partner with the negotiation team to hand off qualified sellers and maintain relationship continuity through close
Support day-to-day team operations including runner duties — document delivery, vendor coordination, and on-site logistics — with a no-task-too-small attitude
Active North Carolina Real Estate License (or commitment to obtain within 90 days of hire — we'll support you)
2+ years of outside sales, business development, or marketing experience with measurable results
Demonstrated ability to build a pipeline from scratch — you know how to find leads, not just work warm ones
Strong written and verbal communication skills; you can write a compelling cold email AND hold a room in a seller consultation
Comfortable with high-volume outreach and rejection — you treat "no" as a data point, not a stop sign
Organized and systems-oriented; willing to work within established CRM and project management platforms consistently
Self-starter mentality with the ability to operate independently and hit activity targets without micromanagement
Valid driver's license and reliable transportation for property visits across the WNC region
Familiarity with Airbnb, VRBO, or the short-term rental investment landscape
Prior experience in real estate, mortgage, or property management sales
Experience with skip tracing tools, data scraping, or database marketing
Comfort with tools like Follow Up Boss, Asana, Slack, or similar platforms
Understanding of what motivates STR property owners to sell (cash flow burnout, management fatigue, market timing, etc.)
Background in cold outreach marketing — email campaigns, direct mail, SMS sequences
Annual Salary $50,000 -$75,000
Bonus Plan: Performance-based commission structure on listings secured; OTE $70,000+
