Position summary

Summit Mountain Rentals is seeking an experienced Revenue Manager to lead pricing and revenue strategy across our growing vacation rental portfolio in Colorado and Florida.

In this role, you will own and maintain a rolling 13-month pricing calendar designed to optimize occupancy, average daily rate, RevPAR, and overall rental revenue. You will evaluate booking pace, market demand, competitive data, economic conditions, local events, and channel performance to make precise, well-supported pricing decisions.

This is a high-impact position for a serious, analytical professional who values accuracy, works systematically, and takes ownership of results. The ideal candidate is a critical thinker who can independently manage complex pricing strategies while maintaining disciplined processes and a high standard of quality.

You will work closely with the Marketing Director and collaborate with Guest Services, Owner Relations, and channel management partners to strengthen property performance and support continued portfolio growth.

Key responsibilities

Revenue strategy and pricing management

  • Own and maintain a rolling 13-month dynamic pricing calendar across more than 360 vacation rental properties

  • Establish and adjust nightly rates, minimum-stay requirements, and booking restrictions based on current demand signals

  • Develop seasonal, event-based, and length-of-stay pricing strategies that optimize occupancy, average daily rate, RevPAR, and rental revenue

  • Set and maintain pricing strategies for existing markets and new destinations as the portfolio expands

  • Monitor booking pace, consumer trends, economic indicators, weather patterns, and local events that may affect demand

  • Conduct detailed competitive analysis of rates, promotions, availability, and positioning across direct and third-party booking channels

  • Prepare rental revenue projections for prospective properties to support homeowner acquisition and contract discussions

Channel and distribution management

  • Manage property rates, availability, and listing content across Airbnb, Vrbo, Booking.com, Google Vacation Rentals, and other distribution channels

  • Maintain accurate and consistent pricing across direct and third-party booking platforms

  • Build professional relationships with OTA market managers, travel agents, and distribution partners

  • Evaluate new distribution opportunities based on revenue potential, cost, reach, and operational requirements

  • Identify opportunities to strengthen direct bookings and improve overall channel mix

Revenue analytics and reporting

  • Analyze booking pace, cancellations, length of stay, lead time, channel mix, market comparison sets, and other factors affecting portfolio performance

  • Build and maintain accurate forecasting models, performance reports, and revenue projections

  • Translate complex data into clear, actionable recommendations for company leadership

  • Monitor results following pricing changes and adjust strategies based on measurable performance

  • Use revenue management and dynamic pricing software, such as PriceLabs, Beyond, Wheelhouse, or a comparable platform, alongside internal data

  • Maintain disciplined reporting processes and ensure the accuracy and integrity of revenue data

Marketing collaboration

  • Partner with the Marketing Director to develop promotions, last-minute offers, and demand-generation campaigns aligned with revenue goals

  • Provide revenue insights to support email marketing, website content, and OTA listing optimization

  • Evaluate promotional performance and recommend adjustments based on booking and revenue results

  • Contribute to social media and blog content initiatives when needed to support property visibility and conversion

Required qualifications

  • 2+ years of revenue management experience in vacation rental, hotel, or resort hospitality

  • Demonstrated experience managing dynamic pricing across a large multi-unit portfolio

  • Proficiency with at least one revenue management or dynamic pricing platform (PriceLabs, Beyond, Wheelhouse, or equivalent)

  • Strong analytical skills — comfortable building models, interpreting trends, and turning data into decisions

  • Experience managing OTA listings on Airbnb, Vrbo, and/or Booking.com

  • Excellent communication skills; ability to explain pricing strategy to property owners and team members

  • Highly organized and self-directed — this role manages a high volume of properties and requires systematic processes

Preferred qualifications

  • Experience in a mountain resort or ski destination market

  • Familiarity with vacation rental PMS platforms (Escapia, Streamline, Guesty, or similar)

  • Experience with channel managers and API-connected distribution

  • Background in marketing, content creation, or OTA listing optimization

Compensation, benefits & more

Compensation: $80,000-$88,000 annually, based on experience

Schedule: Five days per week, including weekends. The preferred schedule is Friday through Tuesday, from 9:00 AM to 5:00 PM. Two consecutive weekdays off will be provided.
