Area Manager - South Shore

$80,000 base + up to 21,000 in annual bonuses | 100,000+ total comp
Ever dream of waking up and hitting the slopes on a powder day or paddleboarding across one of the prettiest lakes in the country?
We’re a 46-year-old vacation rental management company in Lake Tahoe, and we’re looking for someone great to run our South Shore operations.
This is a leadership role. You’ll manage a Property Manager and a team of Inspectors, take ownership of the homes and owners in your area, and have real freedom to improve the way things are done.
We work hard, but we also want our team to enjoy where we live.
The Role
As our South Shore Area Manager, you’ll be responsible for roughly 90 homes and the team that supports them.
You are not expected to personally walk every property. Your job is to lead the people who do, make sure standards stay high, and keep the operation running smoothly.
You’ll own things like:
Leading, managing, and holding your entire pod accountable, including your Property Manager, Inspectors, Maintenance team, and Guest Experience
Serving as the primary point of contact for homeowners in your area and building strong relationships that drive owner retention
Reviewing and approving owner statements, taxes, and other financial information for your area
Owning property performance in your market, including a basic understanding of revenue management and where individual homes can improve
Making sure every property stays compliant with permitting requirements, taxes, and local and county ordinances
Leading the onboarding of new properties and making sure listing information, property details, and guidebooks are accurate before launch
Owning the quality of the guest experience, including cleanliness, arrival experience, issue resolution, refunds, and larger guest escalations
Making sure guest issues are followed through to resolution and recurring problems are fixed at the root
Making sure inspections, cleaning, maintenance, and property standards are consistently handled
Holding cleaners, maintenance teams, vendors, and contractors accountable to our standards
Building and improving processes that help the team maintain those standards as we grow
Keeping communication and follow-through strong across the local and remote teams
Serving as the primary local contact for emergencies and making sure urgent issues are handled quickly
We’re not looking for someone who follows the existing playbook. If you see a better way to do something, we want you to fix it.
What We’re Looking For
Extensive Breezeway experience is required, or significant experience with a similar vacation rental or property management platform.
We’re also looking for someone who:
Has experience leading a team and holding people accountable
Has a strong background in vacation rentals, hospitality, or property management
Is comfortable communicating directly with homeowners, guests, and vendors
Can handle difficult conversations calmly and professionally
Takes ownership of problems and sees them through to resolution
Can manage a lot of moving pieces without things falling through the cracks
Can be trusted to run their area with minimal oversight and knows when to escalate something
Has a valid driver’s license and reliable transportation
Understands that vacation rentals are a 24/7 business and sometimes require weekend, holiday, and after-hours attention
Compensation & Benefits
Base salary: $80,000
Annual performance bonus: Up to $21,000
Total compensation at target: $100,000+
Bonuses are tied to clear performance KPIs that we’ll review during the interview and offer process.
