Position Summary
We are seeking an analytical Property Management Revenue Manager to maximize the revenue performance of a portfolio of vacation rental properties.
This role is responsible for developing and executing pricing, inventory, and revenue strategies across a portfolio of short-term and vacation rental properties. The Revenue Manager will use market data, historical booking data, forward-looking demand, property performance, and dynamic pricing technology to best execute pricing strategies. You will be working weekly with a RevMax Senior Revenue Manager who will collaborate with strategy, opportunities, and action items.
The ideal candidate combines strong analytical skills with practical vacation-rental knowledge. They should be comfortable working with large amounts of data, identifying booking trends, challenging pricing assumptions, and making proactive recommendations rather than simply reacting to occupancy.
Key Responsibilities
Revenue & Pricing Strategy
Develop and execute revenue and pricing strategies across an assigned portfolio of vacation rental properties.
Establish and optimize base rates, seasonal pricing, minimum stays, discounts, and other pricing rules based on demand, occupancy, booking pace, lead time, seasonality, events, and market conditions.
Balance ADR and occupancy to maximize overall property and portfolio revenue, identifying opportunities to increase rates, stimulate demand, fill booking gaps, and improve underperforming dates.
Evaluate booking-window and length-of-stay patterns to optimize minimum-stay requirements, last-minute strategies, longer-term bookings, and peak, shoulder, and low-season pricing.
Review dynamic pricing recommendations and make strategic overrides when property-specific performance or market conditions warrant.
OTA set up and management. You will manage the rates, cancellation and set up for all the OTAs
Portfolio Performance & Forecasting
Manage revenue performance across a multi-property portfolio, monitoring results at the individual property, competitive-set, market, and portfolio levels.
Segment properties into appropriate performance and competitive groups based on location, property type, bedroom count, amenities, quality, views, resort/building, and other relevant characteristics.
Analyze historical and forward-looking reservation data, including ADR, occupancy, RevPAR/revenue per available unit, booking pace, pickup, lead time, length of stay, cancellations, channel mix, and seasonal demand.
Identify properties or periods that are outperforming or underperforming expectations and recommend targeted pricing or revenue strategies.
Develop revenue forecasts using current occupancy, booking pace, historical trends, prior-year performance, budgets, and current market conditions.
Market & Competitive Analysis
Monitor market occupancy, ADR, supply, demand, booking trends, competitive pricing, and changes in available inventory using Key Data and other market intelligence.
Develop and maintain relevant competitive sets and evaluate each property's appropriate position within its market.
Track major demand generators, events, holidays, seasonal patterns, and shifts in consumer booking behavior that may influence pricing or availability.
Translate market and competitive data into actionable pricing and revenue recommendations.
Revenue Technology & Systems
Manage pricing strategies and revenue-management settings within RevMax while maintaining accurate pricing and inventory information in Streamline.
Review system-generated pricing recommendations and determine when human intervention or strategic adjustments are necessary.
Monitor pricing rules, inventory, and system integrations for accuracy and troubleshoot discrepancies with appropriate internal teams.
Maintain strong data integrity across revenue-management, property-management, and reporting systems.
Reporting & Communication
Produce regular revenue-performance reporting and clearly communicate key trends, risks, opportunities, forecasts, and recommended actions.
Present revenue strategies and explain pricing decisions to leadership and non-revenue stakeholders using clear, data-supported reasoning.
Maintain documentation of key pricing strategies, assumptions, and significant revenue-management adjustments.
Required Qualifications
2+ years of experience in revenue management, vacation rentals, hospitality, hotel revenue management, or a closely related pricing/revenue role.
Demonstrated experience analyzing revenue performance, including ADR, occupancy, booking pace, demand trends, and market performance.
Experience developing or executing pricing, yield, inventory, or revenue strategies.
Experience working with a property-management system, revenue-management system, dynamic pricing platform, or comparable technology.
Strong analytical skills with the ability to interpret large amounts of data, identify trends, challenge assumptions, and translate findings into actionable recommendations.
Strong Excel and/or Google Sheets skills.
Ability to communicate pricing strategy and revenue-performance insights clearly to both technical and non-technical stakeholders.
Equivalent combinations of education and relevant experience may be considered.
Preferred Qualifications
Bachelor's degree in hospitality, business, finance, economics, analytics, or a related field.
Direct short-term or vacation rental revenue-management experience, particularly across a multi-property portfolio.
Experience with Streamline, RevMax, Key Data, or comparable property-management, dynamic-pricing, and market-intelligence platforms.
Experience with competitive-set analysis, forecasting and budgeting, rate and yield strategy, booking-window and length-of-stay analysis, channel/distribution analysis, and revenue-per-available-unit performance.
Hotel revenue-management experience that translates effectively to the vacation rental industry.
Experience managing revenue across multiple properties rather than a single property is particularly valuable.
